However, your answers to these questions are very important as they will be used in the marketing of your property! As laborious as this may seem, it typically requires less than 30 minutes to complete, and the more I know now about your property the absolute better. Equally importantly, many lending guidelines have been reinforced and new ones implemented in the mortgage industry, The knowledge I obtain from this questionnaire is absolutely imperative for me to fully understand your property...and therefore the ability to close this transaction!

Once I receive the completed questionnaire from you, I will begin marketing your property. I strongly suggest that you verify all answers to these questions with your trustee and/or management company. Any discrepancies will be very costly later on and may ultimately be responsible for derailing your transaction. (IF TENANTS IN PLACE--MOD AS NEC!) Showing schedule and a conversation with your Current Tenants: I would like to ask that you have a conversation with your current tenant(s) in regards to gaining access to the apartment and the showing schedule before we proceed placing this property on the market. Prospective buyers expect to see a property when it fits their schedule, not to mention the fact that it is best that no one be in the property when I am showing. I will always give a 24 hour notice via email...calling tenants on the phone opens this up to waaaaaayyyyyyyyy toooooo much conversation and debate over the schedule and that is not a good thing for the prospective buyers. You can also inform your current tenant that I only show properties weekdays 9am-7pm and weekends 12-3pm omitting all major holidays. If your current tenant has any times that I absolutely can not show the apartment, please let me know and I will put that in my schedule? You could also let them know that I will be the only agent with keys and the only agent to show the apartment. By having this conversation with your current tenants now, it will set the right expectations of what you are asking in regards to access for your agent and the showing schedule. I will always abide by these rules...the very last thing I want is to have a listing where the tenant perceives me as the bad guy. Btw, once you have had a conversation with your tenant, it is a great idea for you to send an introductory email to your tenant and with all of my contact info and cc me on the mail...this typically sets the stage very nicely. As soon as you have reached an agreement with your current tenant in terms of the showing schedule, I receive a set of keys and the completed questionnaire, I will proceed with placing your property on the market post haste!

 

 

Please NoteI carry an additional property casualty insurance policy to protect your home and valuables while I am in your property. However, throughout the entire selling process, please do not leave any irreplaceable personal items, jewelry, family heirlooms, etc. laying about...these things make for easy targets. If you have tenants in place, please ask your tenants to do the same!
